Renting and Leasing – what you need to know

Leasing your property can seem like a complicated process. Thankfully, at Sunbury Property Management we have the experience and expertise to ensure you and your property are well looked after.  Read on for answers to some of our most frequently asked questions.

What is a property condition report?

This is a report that is compiled at the commencement of a tenancy, prior to a tenant moving into a property. The report is referred to when the tenant vacates to ensure that the property has been left in the same condition. Maintaining the condition of a property is an essential part of property management.

What is a routine inspection?

Routine inspections are conducted after a tenant takes possession of the property, and are conducted every six months as per the Residential Tenancies Act.  These inspections are vital to ensuring that your property is being maintained to an acceptable standard, and are an essential component of Sunbury Property Management services.

What is a database check?

Using a database called TICA (Tenancy Information Centre of Australia), we perform checks on all potential tenants.  Any tenant who has rented through an agency that uses this database and has defaulted in some way will be lodged for future agent’s knowledge – It’s a way for property management companies to reduce your chances of having a tenant with a bad rental history.

How do tenants pay their rent?

We provide our tenants with several options to pay their rent, leaving no excuse for late payments.  Our tenants can pay by cheque, money order, direct debit, or internet transfer.

When does the rent money get paid into my account?

We can provide direct transfers into your nominated bank account twice weekly on Monday or Thursday – so you will receive your rental income almost immediately after we receive it.  We will also provide copies of all paid invoices with your statements.  At the end of every financial year, we’ll send you a Property Financial Report for your Tax, detailing all property income and deductions.
